Moisture Source First
Remediation is not considered complete if the water/moisture source is still active.
Mold problems can spread quickly and may indicate hidden moisture or water damage. Florida's Elite Restoration provides fast, professional mold inspections and remediation throughout the Greater Tampa Bay area.
We follow strict industry standards for containment, air filtration, and removal to ensure the problem is handled safely and thoroughly.
Call us anytime for a 24/7 inspection, and we'll help determine whether testing or full remediation is necessary.
A mold remediation is a technical process performed by trained professionals to resolve mold growth inside a home or business. The first step is locating the moisture source that allowed mold growth to occur. Mold needs water and a food source to grow, so moisture control is the most important factor in successful indoor remediation.
Once the source is located, it must be corrected to help prevent continued or recurring mold growth. After moisture correction, air quality testing and physical sampling are completed to determine if remediation is required and what scope is needed.
Remediation is not considered complete if the water/moisture source is still active.
Assessment relies on independent sampling and lab analysis, not visual assumptions alone.
Work scope is based on an assessor protocol report with clear containment and cleaning requirements.
The assessor first takes an outside air sample to establish baseline conditions. Indoor samples are then taken in affected and unaffected areas to identify airborne mold spread and compare indoor conditions to outside baseline levels.
Outside baseline sampling is followed by multiple indoor air samples to evaluate spore levels and cross-contamination risk throughout the property.
Multiple physical samples from suspected growth areas are labeled and sent to a laboratory for microscopic review of species and quantity.
After sampling and lab analysis, the mold assessor compiles a detailed protocol report (often around 40 pages) outlining findings and recommendations for remediation. This report is typically returned within 5-7 days and determines whether remediation is necessary and how it should be performed.
This short walkthrough helps homeowners understand each stage of a professional mold remediation project.
Once the protocol report confirms remediation is needed, a standard project is typically completed in about 8 days from setup through final clearance.
We establish a sealed containment barrier, protect floors, and isolate vents. Then we remove non-salvageable impacted materials (such as drywall or carpet), treat salvageable framing, HEPA vacuum, apply anti-microbial treatment, and repeat detailed cleaning passes to reduce contamination inside containment.
Containment remains sealed while HEPA filtration runs for approximately 48 hours. No entry is allowed during this period so the environment remains stable for final testing.
The assessor performs final testing to confirm the environment has returned to normal living conditions. Once clearance is received, containment is removed and the air space is reintroduced to the rest of the home.
After successful remediation and final clearance, we schedule reconstruction estimating and coordinate the repair process so needed work can move forward quickly and correctly.
